1.0 INTRODUCTION
1.1 BACKGROUND OF THE STUDY
The job at taking care of landed property has a very remote origin, during that period the task was quite was because all the present day intricacies were non-existent.
However, the development and growth of urban centers in addition to political activities of government have introduced certain technical, legal and valuating of problem which requires a more professional consideration.
The duties of the property manager entail a considerable amount of discussion and consultation with a wile ranges of people i.e. the public.
The traditional routing of property management practice include: the preparation and interpretation of leases, the enforcement of action under lease prepared the collection of rent and maintenance of the property etc.
For people who are not well informed about the profession of estate management, their view of the practice at property management is merely a simple task of collecting rent for the landlord and probably supervising the operation of minimal maintenance activities. Such view should not be brushed aside with a wave of the hand.
They are relevant if, we are only concerned about a very small fraction of the job of a property manager.
While the property manager responsibility includes: rent collection, supervising, directing, and controlling the condition and use of building, these are other important division to his job description which may not be too obvious to a layman.
The property manager has to be familiar with the more intricate system of allowing for taxation, obsolescence and replacement.
These intricacies have necessitated a more professional approach towards measurement, venation the construction of lease and the subsequent supervisor of the activities on the premises.
Real property standard may be a measure of present achievement of a country as well as an important part of its future.
However, the degree of achievement would largely depend on the way those landed properties are divided and managed.
The reason behind good management must include the provision and maintenance of capital works, and proper use of estate resources to preserve, conserve, exploit and restore them for the good estate and of all those who may derive profit, pleasure and employment for them.
In view of the above mentioned facts the needs to manage properties especially the landed properties had been noticed buy government management should be a continues practice since ownership will only change as a result of deliberates action. SIGNIFICANCE OF THE STUDY
The research is to assess the management of staff quarters and final solution to the management problems arising in the estate.
It is also useful to the estate surveyors and value in determining the effective performance of their role in the course of eradicating, management problem in Kwara Polytechnic staff quarters.
The research will also enlighten the people on the need to management of quarter and benefits that can be derived form it.
AIM AND OBJECTIVE OF THE STUDY
The main aim of this examines the effective management of staff quarters with particular referenced to Kwara Polytechnic staff quarters in Ilorin Kwara State.
1. To appraise the citation and justification of the development of estate.
2. To examine the management techniques and it’s adequate of otherwise.
3. To access the problem encountered in the management aspect of housing estate.
4. Top suggest practicable strategies and recommendation that will improve the management and maintenance of the estate.
